Eisenberger Home Watch/Lemon Bay Vacation Rentals will assist you with your vacation rental property if you choose to rent it with VRBO, HomeAway, Flip Key, Evolve, or any other type of self-rental service.  Our services will allow us to be your single point of contact to help you maintain some, peace of mind, all the while keeping your guests happy.

As a former owner on VRBO/Home Away, I know first-hand how important it is to have someone to be your “eyes and ears”. Our services not only help to protect your investment, but the benefits can be passed on to your guests to enhance their vacation. A happy guest is more likely to return in the future, which in turn benefits you.

Having your property set up as a vacation rental is more than just posting it online and accepting payments. There need to be someone hands on almost every day to know the property is ready for the next guest.

Our monthly flat-rate plan provides a 24/7 on-call service that allows us to be your local point of contact to assist you and your guests with phone support for various needs, such as:

Home Systems/Appliance Troubleshooting
– Audio Visual/Internet Support
– Scheduling or Coordination of Cleaners/Vendors
– Check-In/Check-Out Questions or Concerns

In addition, this service will include one basic house visit per month to provide
– General Maintenance (AC filter, battery check/replacement, light bulbs)
– Inventory of Guest Essentials (linens, beach towels, beach/pool equipment)

Even if you are signed up with a rental company, you may not know what is going on at your home. Some companies only check on a property right after someone checks out. It could be weeks that your property sits vacant without anyone checking on it, until a few days before the next check-in. ​This puts you at risk of losing income if something does go undetected over time.

Administrative, Concierge, & Maintenance Services:

  • Scheduling or Coordination of Cleaners/Vendors
  • Coordinate Repair or Maintenance Services
  • Give Access (to vendors/service providers)
  • Waiting Services (for service, repair, delivery, installation, etc.)
  • Package Pick-Up & Bring In (bring in packages delivered to property)
  • Mail Forwarding
  • Open & Prep Home For Owner or Guest Arrivals
  • Close Down Home After Owner or Guest Departs
  • Trash & Recycling Bins Service (place bins out to curb for pick up or bring bins in)
  • Hurricane Shutter Installation & Removal (conditions may apply)
  • Pre-Storm Preparation Assistance
  • Post-Storm Inspections
  • Auto Care (vehicle battery maintainer set up and removal, take the vehicle to be washed/cleaned)
  • Grocery Shopping & Stocking

  • Check-in/Check-out rental visits: $125 per guest rental period includes;
  • Contact each guest within one week of their arrival date with my contact information and their door access code.
  • Change the door code after each guest departure.

Vendors; 

I will work with your vendors for cleaning, lawn care, pool care, and exterminators.

If you need vendors, I will find them for you.  Cost of vendors TBD.

I also own Eisenberger Home Services, LLC from which I can provide handyman services to my clients.

Concierge Services  (add-ons)

  • Vendor Key-in Service, Meet and Greet Guests: $40
  • Concierge Services: $40 per hour
  • Car Drive: $35 per car/per drive – Gas and car wash are additional costs.
  • For Cleaning, Lawn, Pool, Etc. we can recommend Qualified Service Providers.
  • Emergency Visits – Are visits with less than a 24-hour notice:
  • Business hours are: Monday – Friday 8 am – 5 pm = $75
  • After business hours = $125
  • Holidays = $150
  • Alarm Callout Response = same $ as Emergency Visits (we should be listed as the third responder)
  • Storm/Hurricane Preparation = from $60 per visit
  • Storm Shutter Installation: We will recommend a Qualified Service Provider
