What are the Fees?

 

  • We offer both turnkey services as well as partial administrative and guest services. You pick what suits your needs;
  • Our property rental management fee is charged as a percentage (15%) of rental revenues.
  • We earn our fee by maximizing your rental.
  • If you do your own bookings, and only need us to maintain and watch your home, we charge $375 per month to care for your property. This cost covers Home Watch, Lawn Care, Pool Care, and Pest Control.
  • If you have your own vendors, we can work with you on that also.
  • We offer a Vacation Rental Assistance program if you only want us to take care of your guests, arrange access to your home for your guests, and arrange for cleanings ($125).

What is Lemon Bay Vacation Rentals responsible for on your property?

 

  • Managing and coordinating all access to the property
  • Preparing and submitting all monthly rental remuneration and annual 1099 forms
  • Preparing and paying applicable lodging and sales taxes
  • Determining rental rates by comparing rates of comparable homes in the area. We do not want the rates to be too high, or you will not be booked enough.  We do not want the rates to be too low or you could be leaving money on the table (so to speak) and attracting guests that may not appreciate your home for what it is.
  • Rental promotions and advertising including creating a fully comprehensive listing on websites
  • Managing housekeeping services after guest checkout
  • Managing soft goods and cleaning product inventory (at owners cost)
  • Managing maintenance and repairs. (at owners request)
  • Providing guest relations and concierge services for guests
  • Providing emergency service call support 24/7 for guests
  • Providing guest agreements for guests with owners protection in mind

What are owners responsible for?

Initial Investment:
  • Photo session for your home allowing for up to 24 pictures online
  • Electronic keyless door lock (optional but highly recommended)
  • Guest amenities inventory (paper products and toiletries, cleaning supplies)
  • We strongly recommend purchasing quality furnishings for your home. It will make your home more desirable for repeat guests.
  • Furnishings, linens and kitchen basics (we can assist with purchasing if needed)
  • Paying the monthly mortgage, utilities, insurance, HOA fees and other obligations associated with owning the home and transient use insurance for your property to ensure you are properly protected during guest rentals
  • Furnishing the home with better than basic required inventory items and furnishings plus any additional added amenities that would increase the desirability of the home.
  • Ensure the home is in full operating condition prior to the first reservation. Cable, Wi-Fi, power, hot tub, deferred maintenance projects, etc…
  • Providing basic maintenance on the home to keep it in good working condition and looking fresh (management of services can be included as part of turnkey service)
  • Providing repairs or replacements for items and inventory resulting from normal wear and tear. (Damages, repairs, or inventory replacement resulting specifically from a Guest’s negligence are paid for by the Guest or the Accidental Damage insurance.)

All nightly rental fees include fees to cover such things as housekeeping, lodging taxes, booking fees, and damage waivers are paid for by guests, not owners.

Lemon Bay Vacation Rentals (a division of Eisenberger Home Services, LLC) is licensed by the Florida Division of Hotels and Restaurants under Chapter 509, Florida Statutes (FS).  The Florida Division of Hotels and Restaurants licenses inspects and regulates public lodging establishments.
